Last Month Interest Payment

An interest payment based on your last month's deposit has been credited to your Akelius Canada Ltd. account. When submitting your February rent payment, please deduct the credited amount from your total. This year, a 3% rent discount will be applied to certain tenants who have occupied their apartment units since 2012. A full list of eligible units, along with the start date for each tenant's rent reduction, will be provided. The rent reduction will take effect on the anniversary date of your original move-in. A further 3% rent reduction in 2027 and a 0.65% reduction in 2028 for the same tenants still occupying the same units. 

Ontario Rent Increase for 2026 - 2.1%

The rent increase guideline for  2026 is 2.1% . The guideline is the maximum a landlord can increase most tenants’ rent during a year without the approval of the Landlord and Tenant Board. For most tenants, your rent can’t go up by more than the rent increase guideline for every year. The guideline applies to most private residential rental units covered by the  Residential Tenancies Act, 2006 . Landlords have property insurance for the building or house itself but this doesn’t include coverage for the contents of your rental unit. It is a common misunderstanding that if there is a flood or a fire that was caused by a neighbouring unit or by the landlord themselves they will cover the damages to your contents. Without insurance, you would be required to pay for the replacement costs of your content (furniture, clothes and belongings inside your apartment) yourself. 1.75% RENT REDUCTION UPDATE Akelius Canada Ltd. is aware of the LTD order TSL-34824-12 and is currently in the process of making the necessary adjustments. Once the adjustments are finalized, all affected residents will receive a formal notification that details the changes made. The rent reduction period will start from March 1, 2024, to February 28, 2025. If you are an affected tenant and are not notified by Akelius, please remember to reduce your rent on the specified date mentioned below. It is important to note that the list provided is only partial, and the order must be reviewed by Akelius to ensure that all tenants entitled to a reduction in rent are included. Akelius Canada Ltd. issues rent reduction for expired AGI at 111 Lawton Blvd.

EXPIRED AGI 2006 Akelius Canada Ltd. has issued revised N1 notices of 2.5% to most tenants located at 111 Lawton Blvd. for March 1, 2023, instead of January 1, 2023. The reason for the change tenants were not given the proper 90-day notice as set in law by the Ontario government.  A total of nineteen tenants were issued N1 notices of rent increases of 2.5% to start September 1, 2023, instead of January 1, 2023, due to rent amount errors stated on the previous N1s.  The nineteen tenants will also receive a reduction in rent of 0.82% backdated starting on October 1, 2022. This is what created the error in the first N1 notices to these tenants. Reduction in rent due to an expired AGI 2006. Please check your rental accounts for these adjustments. The 2006 AGI has now been honored and the file is closed.

2006 ABOVE GUIDELINE RENT REDUCTION

  URGENT:  ABOVE GUIDELINE RENT REDUCTION 2006 Since August 31, 2022, I have been corresponding with Akelius Canada Ltd. and two of their employees Mr. Gregory Simon, Property Manager, and Ms. Neusha Shahriar-Husain, Property Administrator for 111 Lawton Blvd. All three parties are aware the AGI 2006 order expired September 30, 2022, ordering a rent reduction of 0.82% for the tenants listed in the order TSL-84316 starting October 1, 2022. Only current tenants residing in the same apartment unit at the time of the order are entitled to the reduction. Review your copy of order TSL-84316 for further information. Akelius Canada Ltd. has been avoiding implementing the ordered rent reduction in TSL-84316. If you have not received the 0.82% rent reduction as ordered by the Landlord and Tenant Board, I would suggest on your next rental payment for June 1, 2023, you reduce your rent per TSL-84316.
